INCLUDED IN OUR SERVICE

Our services include the fundamental areas of collection service charge monies and ground rents (if required), plus accounts administration together with the following:

  • Preparing a service charge budget in collaboration with the client
  • Preparing a rolling reserve fund for capital expenditure 
  • Allocating contracts for small repairs to the structure of the building, fixtures, fitting and equipment on a day to day basis
  • Managing, supporting and guiding issues with neighbour
  • Interpreting fire risk assessment and planning safety measures
  • Carry out debt recovery
  • Compliance with HMO (Houses of Multiple Occupancy) Licence requirements
  • Appointing cleaning, garden, and facilities contractors to deliver best value
  • Arranging competitive insurance for buildings, directors and officers
  • Inspecting the common parts at a mutually agreed frequency
  • Conducting Section 20 consultations, when required for major works
  • Preparing annual service charge accounts and report for the leaseholders’ information and for filing with Companies House, where appropriate
  • Service charges are held in trust, in individual regulated client bank accounts
  • Attendance at one annual general meeting per annum, if required
